Introduction

This website is intended to inform you about the emerging proposals on the site of 22, 24-36 Dunedin Street, Edinburgh.

The Applicant, Danehurst Developments Ltd, are proposing to demolish the existing building and erect a purpose-built student accommodation development at 22, 24-36 Dunedin Street, Edinburgh. The site location is outlined in red on the plan below

 

Face to Face Public Exhibition

WEDNESDAY 25TH JANUARY, 4.30pm-7pm.

We are holding a face-to-face public exhibition regarding the proposed development on 25th January 2023 from 4:30pm –7:00pm. This event will take place at the Drivers Sports and Social Club(Taxi Club), Beaverhall Road and everyone in the local area is invited to come along to meet the project team and view our initial plans for this new student accommodation.

The Applicant Team has undergone pre-application discussions with the City of Edinburgh Council.  This consultation event is not a statutory requirement as this is not a major development, however the Applicant is engaging with the local community to hear opinions and inform the proposals.

Location

The site extends to 0.235 hectares and is located in the Beaverbank area, towards the North of Edinburgh, accessed from Broughton Road via Dunedin Street. The site is currently occupied by a distribution centre comprising of a warehouse and an adjacent yard.The site is not located within a conservation area however the Inverleith Conservation Area is located further to the west, with the New Town Conservation Area to the south.

The wider surrounding area has a mix of light industrial, office, student accommodation and residential buildings with a range of amenities close by, including shops, cafes and restaurants. There are listed buildings located towards further south side of the site.

The site is adjacent to a small public play park and is in close proximity to several areas of good quality publicly accessible open spaces, being close to St Marks Park and within walking distance of Pilrig Park, Inverleith Park and Calton Hill.

The site is well connected by public transport and other active modes of travel with bus stops at a short walk from the site at Beaverhall Road and Logie Green Road, providing public transport connections across Edinburgh.Waverley Railway Station and Edinburgh Bus Station are approximately twenty minutes’ walk from the site, providing rail, tram, and bus connections across the UK.

Proposal

The proposals are currently still evolving, which is why your feedback at this stage is important. The current proposals are for a student accommodation development, which seeks to make more efficient use of this highly accessible, sustainable site. This will offer high quality professionally managed student accommodation with shared facilities.

The proposals comprise demolition of existing warehouse and erection of four to six storey student accommodation. The development will also provide external and internal amenity spaces, access, cycle parking and landscaping. The initial proposals have been developed in accordance with City of Edinburgh Council policy and guidance, taking account of the characteristics of the site and surrounding context.

Subject to this consultation exercise and further discussions with City of Edinburgh Council, we propose to submit a detailed planning application for the proposals later in 2023. The applicant and the design team will take account of the comments made during this consultation stage as the proposals are developed ahead of submission.
